In addition to research and report writing, my experience on appraisal assignments ranges from vacant land to industrial properties, residential properties and retail centers with income/lease analysis work, analysis and narrative report writing of commercial & residential vacant land, condemnation/eminent domain, inverse condemnation, R.V. storage facilities, retail buildings, industrial buildings, office buildings, conservation land, and proposed residential subdivision properties. Many of these appraisal assignments include complicated appraisal problems that arise from eminent domain takings. Some of these problems include: loss of parking, loss of access, irregularly shaped remainders, roadway re-alignments with loss of frontage and many other types of impacts caused by condemnation.
