1. Specification of project objectives and plans including delineation of scope, budgeting, scheduling, setting performance requirements, and selecting project participants.
2. Maximization of efficient resource utilization through procurement of labor, materials and equipment according to the prescribed schedule and plan.
3. Implementation of various operations through proper coordination and control of planning, design, estimating, contracting and construction in the entire process.
4. Development of effective communications and mechanisms for resolving conflicts among the various participants.
5. Develops a cost-effective plan and schedule for completion of project following a logical pattern for utilization of resources.
6. Selects and coordinates work of subcontractors working on various phases of the project.
7. Oversees performance of all trade contractors and reviews architectural and engineering drawings to make sure that all specifications and regulations are being followed.
8. Is responsible for proper administration of construction contracts and for obtaining all necessary permits and licenses.
9. Supervises assistant managers, reviews their reports, checks on any reported difficulties, and corrects any safety violations or other reported deficiencies.
10. Tracks and controls construction schedule and associated costs to achieve completion of project within time and monies allocated.
11. Reports to owners and architects about progress and any necessary modifications of plans that seem indicated.
